Carports protect cars, boats and caravans from Queensland sun, hail and storms. In Moreton Bay they're one of the most common requests alongside patios — "carports Caboolture Morayfield" and "carport North Lakes" are both real search phrases.
Types of carport
- Single or double — a double needs roughly 5.5–6 m width.
- Attached to the house, or freestanding.
- Flat/skillion or gable roof — gables can match the pitch of the house roof.
- Insulated carports — useful if the carport doubles as an outdoor room or workshop.
- High-clearance carports for caravans and boats.
Moreton Bay planning rules for carports
Carports are "domestic outbuildings" in the MBRC Planning Scheme. In the General Residential and Emerging Community zones, Council's information sheet lists (summarised):
- Front setback: 5.4 m to the outermost projection for a carport — or, for homes built before 2005, not less than the setback of a lawful carport/garage on an adjoining lot with the same frontage (or 0.5 m, whichever is greater).
- Height: a carport in front of the main building line — max 3.3 m with a mean height of no more than 2.7 m; otherwise max 4 m, mean 3.5 m.
- Total roofed area of outbuildings: 50 m² (lots under 600 m²), 70 m² (600–1,000 m²), 80 m² (over 1,000–2,000 m²), 150 m² (over 2,000 m²).
- Side and rear setbacks: per the Queensland Development Code.
Not complying doesn't automatically mean no — it means a concurrence agency response from Council, lodged via your certifier. Rural residential and other zones have different settings. Source: City of Moreton Bay Domestic outbuildings info sheet.
Cost
Carport prices depend on size, roof type, slab and approvals. Local pricing will be added once a builder partner is confirmed.

Frequently asked questions
Do you need a permit for a carport in Moreton Bay?
Council says carports over 10 m² floor area or taller than 2.4 m need building approval, which a private certifier issues. Virtually every car-sized carport exceeds 10 m².
Can a carport go in front of my house?
Often yes, within the planning scheme's front-setback and height limits for carports (for example 3.3 m max height and 2.7 m mean height in front of the main building line in residential zones). Otherwise a concurrence agency response is needed.
