Kallangur grew up where Old Gympie Road meets Anzac Avenue. It was farmland, including a 1918 soldier settlement, until residential subdivisions started off Anzac Avenue in the late 1960s. Dakabin, to the north, stayed rural until the 1970s and is now one of the faster-growing pockets in the area (+4.0% in 2024–25, ABS). Together they offer two quite different patio jobs: updating patios on older homes in Kallangur, and first patios on new builds in Dakabin.
What patio suits a Kallangur home?
Kallangur's earliest streets have a grid layout and mostly older low-set homes; later subdivisions switched to cul-de-sacs. On these older homes a flyover lifts the roof above a low gutter line. Re-roofing a sound existing frame with insulated panels can also be good value. In Dakabin, Trask Land's Flametree estate near Dakabin station has blocks from about 225 m² to 528 m², alongside neighbouring Sanctuary on Alma. Those compact new lots usually suit an attached insulated skillion across the back of the house.
Do I need approval for a patio in Kallangur?
Compact Dakabin lots usually fall under the small-lot siting rules (QDC MP1.1), and new estates come with developer covenants on colours and materials. Check your contract. In older Kallangur streets, look out for existing structures that were never approved: a certifier won't sign off a new roof attached to one. Ask your builder to check the council records for your address early.

What does a patio cost in Kallangur?
Kallangur is where re-roofing makes the most sense on this side of the highway: one Brisbane guide puts an insulated-panel retrofit at about $200–$400 per m², against roughly $350–$750 per m² for a new insulated patio. Dakabin's small lots keep patios modest in size, which keeps totals down.
Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →
Kallangur patio questions
Can I keep my old patio slab and just replace the roof?
Often yes, if the slab and footings suit the new posts. Insulated panels are heavier and span differently from single-skin sheeting, so the builder checks the frame, footings and connections first.
Do new Dakabin estates restrict patio colours?
Many do through developer covenants (roof colour, materials, sometimes design approval). Covenants are set and enforced by the developer, not Council, so check your contract of sale before you order.
