North Lakes and Mango Hill are the largest block of master-planned housing in the southern half of Moreton Bay. Most homes went up from the 2000s through the 2010s, and a lot of them were handed over with a small covered alfresco under the main roof — or a bare slab and nothing else. That makes an insulated patio one of the most common outdoor upgrades in the area: it turns a hot, glary slab into a room you can actually use from October to March.
What patio suits a North Lakes home?
Expect mostly single-storey brick-and-tile or rendered homes on compact estate lots, with a growing share of double-storey homes in later stages. On a single-storey home with a low eave line, a flyover patio is often the way to get ceiling height and airflow without the roof sitting on top of your gutter. On compact lots the patio usually runs right across the back of the house, so side-boundary clearance and the neighbour's windows matter more than on acreage.
Do I need approval for a patio in North Lakes?
Estate lots here commonly carry developer covenants (roof colours and materials) and some have building envelopes or drainage easements along the rear boundary. Your certifier checks these, but you can get ahead by finding your building envelope plan on Council's DA Tracker and your title plan for easements. Lots under 450 m² are assessed against the small-lot siting rules (QDC MP1.1) rather than MP1.2 — see our setback guide.

What does a patio cost in North Lakes?
On a compact estate lot the patio is usually the full width of the house, so size is set by the house rather than the yard. Extending a builder's alfresco with a matching skillion tends to cost less than a raised flyover, which needs taller posts and roof brackets. Estate covenants on colour rarely change the price, but they can rule out a cheaper panel colour.

North Lakes patio questions
Do I need approval for a patio in North Lakes?
Almost certainly. Council says carports, pergolas and similar structures over 10 m² or taller than 2.4 m need a building development permit, which is issued by a private building certifier rather than Council. A typical North Lakes patio is 20–40 m², so the builder (or you) will engage a certifier.
Can a patio go close to my side boundary on a small North Lakes lot?
Sometimes. The QDC allows certain class 10a structures inside the side and rear clearance under strict limits (height, mean height, total length along the boundary, distance from a neighbour's habitable-room window), but whether your attached patio qualifies is the certifier's call. If it doesn't comply, a siting variation (concurrence agency referral) can be lodged with Council.
How much does an insulated patio cost in North Lakes?
Published Brisbane-area guides put insulated-panel patio roofs at roughly $350–$750 per m² installed (one guide puts a typical figure at $550/m²). A 30 m² insulated patio commonly lands in the $12,000–$30,000 range depending on roof style, slab, height and extras. These are indicative market ranges, not quotes.
