Patio prices per m² (Brisbane metro, incl. GST)
There's no published Moreton Bay-only price index, so we use Brisbane metro data. WhatsTheDamage's Brisbane table (verified October 2026) is the most detailed public source; its Northside band, which includes North Lakes, runs about $290–$730/m² across roof types.

Second opinions
Other published 2026 figures sit in a similar band, which is a useful sanity check:
- Dam Good Patios (a Brisbane builder) puts insulated roofs at about $350–$550/m² including footings, engineering and installation, and a typical 30–40 m² insulated patio at $18,000–$35,000.
- The Quote Yard (a QLD quote-matching site) lists insulated panel patios at $280–$500/m², a new slab at $90–$160/m², and building approval with engineering at $1,500–$3,500.
The ranges differ because each source bundles different things (footings, engineering, approval, GST) and samples different jobs. Treat them as a starting point for budgeting, not a target price.
Insulated patio roof cost: worked examples
Using the insulated-panel row ($350–$750/m², typical $550/m²). Flyover example uses WhatsTheDamage's large insulated flyover row.
| Example | Indicative range | Typical |
|---|---|---|
| 6 × 4 m (24 m²) attached insulated skillion | $8,400–$18,000 | $13,200 |
| 6 × 5 m (30 m²) insulated patio | $10,500–$22,500 | $16,500 |
| 8 × 5 m (40 m²) insulated patio | $14,000–$30,000 | $22,000 |
| 10 × 5 m (50 m²) insulated flyover | $18,000–$38,000 | $27,000 |
Quick estimate
What drives patio cost
- Roof type. Skillion is the base; insulated panels, gable and flyover designs each add material, structure or labour.
- Panel thickness. Thicker panels (e.g. 100 mm vs 75 mm) cost more but insulate better and span further.
- Span and size. Wider spans need bigger beams and more posts. Long-and-narrow patios are cheaper per m² than deep ones.
- Attached vs freestanding. Freestanding needs its own posts and footings for wind uplift.
- Slab and footings. Building over an existing slab saves $80–$160/m². Clay, sand or sloping sites can need engineered footings.
- Wind classification. Exposed or elevated sites need stronger connections and shorter spans.
- Approvals. Certifier, engineering and any siting variation or build-over-easement request.
- Extras. Approved downlights, fans, skylight panels, blinds and screens. Lighting and a fan add roughly $600–$2,500 per WhatsTheDamage.
By style: flat and skillion patios are the base price; flyovers add brackets and height (see the flyover patio cost guide); louvre pergolas are a premium product; and blinds and screens are usually priced per m² on top (see the outdoor blinds guide). Panel brands differ too: Stratco Outback/Cooldek, SolarSpan and Lysaght Living.
What should be in a patio quote
- Builder's licensed name and QBCC licence number (check it on the QBCC register).
- Exact product, panel thickness, colours (top and ceiling), beam/post sizes.
- Dimensions and roof style; attached, flyover or freestanding.
- Footings/slab, engineering, certifier/approval fees — included or excluded.
- Gutters, downpipes and stormwater connection.
- Electrical (by a licensed electrician), demolition and rubbish removal.
- Deposit and progress payments — see below.
Deposits, contracts and home warranty
For Queensland domestic building work over $3,300, the contractor must be QBCC-licensed and there must be a written contract. The maximum deposit before work starts on site is 10% for contracts from $3,301 to $19,999 and 5% for $20,000 or more (20% if more than half the contract value is off-site work). Work over $3,300 is also covered by the Queensland Home Warranty Scheme, with the premium arranged by the contractor. A builder asking for 30–50% up front on a typical patio is a red flag.

Frequently asked questions
How much does an insulated patio cost per m² in Moreton Bay?
Published Brisbane figures range from about $350 to $750 per m² installed for an insulated-panel roof (WhatsTheDamage, typical $550/m²). A builder's own guide puts it at about $350–$550/m² including footings, engineering and installation. Expect the per-m² rate to be higher on small jobs.
How much is a 6 × 4 m insulated patio?
At $350–$750/m², 24 m² works out to roughly $8,400–$18,000 for the roof structure, before any slab, electrical or extras. Small patios often sit toward the top of the per-m² range because set-up, footings and approvals are partly fixed costs.
Are council and certifier fees included in patio quotes?
Often, but not always. Many builders include engineering and the certifier's building approval in their price; others list it separately. One Queensland guide estimates building approval with engineering at $1,500–$3,500. Ask every builder to state it clearly.
How much deposit can a builder ask for?
For regulated domestic building contracts in Queensland, the maximum deposit is 10% where the contract price is under $20,000 and 5% where it is $20,000 or more (20% is allowed where more than half the value is off-site work). Work over $3,300 must be done by a licensed contractor and is covered by the Queensland Home Warranty Scheme.
