Patios in Redcliffe

This is our Redcliffe Peninsula hub. Redcliffe itself is older seaside homes plus a lot of units, and every peninsula suburb shares the same three questions: which steel suits the salt air, whether storm-tide mapping triggers a Council application, and, for units and townhouses, what the body corporate must approve.

  • Council: City of Moreton Bay
  • Separate houses, 2021 Census: Redcliffe 51%
  • Distance from North Lakes (regional reference point): about 12 km by road
  • Area: Redcliffe Peninsula & Deception Bay

Redcliffe was the site of Queensland's first European settlement in 1824, and it has been a seaside resort since the 1880s. The jetty dates back to 1881 (the current one is the third, finished in 1999). Suttons Beach, Settlement Cove Lagoon and the botanic gardens are all in the suburb. Most patio work here is on established homes.

Older seaside homes

Only about half of Redcliffe's occupied dwellings (51%) were separate houses at the 2021 Census, one of the lowest shares in the region; the rest are mostly units and townhouses. On older houses, low roof pitches and eaves often rule out a patio tied straight to the gutter, so a flyover or a separately supported roof is the usual answer, and a verandah can suit a high-set house.

Do I need approval for a patio in Redcliffe?

Redcliffe is covered by the Redcliffe Kippa-Ring local plan, which includes a seaside village precinct around the foreshore. The planning scheme's Heritage and landscape character overlay lists Redcliffe places such as the former Town Hall, the First Settlement site and the Anzac Memorial Avenue, and work on or next to a listed place can need Council assessment. Most houses aren't listed, but check your lot on My Property Look Up.

Salt air on the peninsula: which steel?

The peninsula is surrounded by sheltered water: Bramble Bay to the south, Moreton Bay to the east and Deception Bay to the north. BlueScope's TB-01a rates standard COLORBOND® (Classic/Matt) for any distance from calm marine water, so most peninsula homes can use it. Two exceptions: unpainted ZINCALUME® and metallic finishes need more than 100 m from calm water, and a lot within 200 m of breaking surf or exposed marine conditions needs COLORBOND® Ultra (from 100 m) or stainless SUPERDURA® (closer). Distances are from the high-water mark, and BlueScope's TB-35 explains how to classify a site. Most insulated panels have a COLORBOND® top skin, so ask which steel and finish the panel and flashings use, and match the fasteners (TB-16). The full comparison is in our coastal materials guide.

Storm tide and coastal mapping

Low foreshore, esplanade and canal streets around the peninsula can sit inside Council's Coastal hazard overlay. Council's information sheet for class 10a structures (which includes patios and carports) says a development application is required where the structure is in a High or Medium risk storm-tide inundation area or the erosion-prone area. That is on top of the private certifier's building permit, so it adds fees and time. Look up your lot on My Property Look Up with the coastal hazard layer turned on, or download a Flood Check report, before you ask for quotes.

Units and townhouses: body corporate approval

If your home is in a community titles scheme, a patio on or over common property is an improvement the body corporate must authorise unless an exclusive use by-law already allows it. Under the Standard Module the committee can only approve owner improvements up to $3,000; above that it needs an ordinary resolution at a general meeting. A patio almost always costs more than $3,000, so allow time for a meeting, and expect conditions such as colours and ongoing maintenance. Get the approval in writing before paying for drawings or a certifier.

Suburbs we cover on the peninsula

Across Redcliffe and those seven suburbs there were about 12,200 owner-occupied separate houses at the 2021 Census.

What does a patio cost in Redcliffe?

Redcliffe jobs split two ways. A house patio is priced on size, roof style and whether a flyover is needed; a unit or townhouse job adds body corporate time and sometimes design conditions. A foreshore lot that needs a storm-tide development application, or higher-grade steel and fasteners, costs more.

Redcliffe patio questions

Is my Redcliffe home heritage-listed?

Probably not — the planning scheme lists specific places (such as the former Town Hall and First Settlement site), not whole streets. My Property Look Up shows whether your lot is affected by the Heritage and landscape character overlay. If it is, ask your certifier whether Council assessment is needed.

Can a new patio attach to an old house?

Usually, but older framing and fascias were not designed for modern patio loads. Builders often use a flyover bracket into the roof structure or a separate beam on posts, with an engineer's detail for the connection.

What roof steel should I use near the water on the peninsula?

For most peninsula homes, which face sheltered bay water, BlueScope rates standard COLORBOND® (Classic/Matt) for any distance from calm marine water. Avoid unpainted ZINCALUME® or metallic finishes within 100 m of the water, and ask about COLORBOND® Ultra or stainless options if your lot faces breaking waves.

Does my body corporate have to approve a patio?

If it is on or over common property and no exclusive use by-law already allows it, yes. Above $3,000 (which nearly every patio is) the Standard Module requires an ordinary resolution at a general meeting.
