Patios in Scarborough & Newport

Scarborough is the exposed northern tip of the Redcliffe Peninsula, facing open water; Newport, next door, is a canal estate dug from the late 1970s. Scarborough patios are about wind and views; Newport patios face the canal and must keep 4.5 m back from it. Low-lying streets can carry storm-tide mapping.

Scarborough's old jetty became a boat harbour after the Moreton Bay Boat Club was formed in 1963, and the Moreton Island vehicle ferry left from here until 2008. Its ABS area, shared with Newport, was the fastest-growing on the peninsula in 2024–25 (+3.7%). Only about 60% of Scarborough's occupied dwellings were separate houses at the 2021 Census; Newport, by contrast, was 94% houses.

Headland homes with a view

Where a Scarborough home has a water view, owners usually want a patio that frames the view without boxing in the house. A raised flyover or a gable with an open end keeps sightlines. Unit owners need body corporate approval first; see the Redcliffe Peninsula hub.

Do I need approval for a patio in Scarborough?

Scarborough and Newport are within the Redcliffe Kippa-Ring local plan. Low-lying streets near the harbour and canals can be in the Coastal hazard overlay, where Council's sheet for class 10a structures requires a development application in the High and Medium storm-tide areas. If your lot is mapped as "Scenic amenity – locally important (Coast)", the main effects are limits on fences and walls facing the coast and protection for existing pines, palms, figs and cotton trees.

Wind on the peninsula tip

Exposed headland and foreshore lots take the brunt of onshore wind and spray. Open-water exposure can raise the site's wind classification, which affects post sizes, footings and tie-downs, and the site may count as exposed marine for steel selection. See the coastal materials guide and our Redcliffe Peninsula hub.

Newport canals

Newport's first canals were dug in the late 1970s around Endeavour Esplanade, more followed through the 1980s and 90s out to Albatross Canal, and in 2008 it became a suburb in its own right, split from Scarborough and Kippa-Ring. The canals connect to Deception Bay, so the water at the end of the yard is tidal salt water. The common brief is a big insulated patio across the rear that opens to the water. Council's outbuildings sheet sets a 4.5 m setback from the canal to the outermost projection, so the patio can't run to the revetment wall, and on two-storey rebuilds the roof has to be detailed around upper-floor windows and balconies.

What does a patio cost in Scarborough?

Scarborough's exposed lots can need heavier framing for the wind classification, which is the main reason headland quotes run higher. Newport canal patios are often large and open to the water, so size drives the price; a storm-tide development application adds fees and time where it applies.

Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →

Scarborough patio questions

Why are patio quotes on the Scarborough foreshore higher?

Exposed sites can have a higher wind classification, which means bigger posts, beams and footings and more tie-downs. Marine-grade materials and fasteners may also be specified. Both add cost but are what keeps the roof on.

Will a patio block my water view?

It doesn't have to. Raised flyover roofs and open-ended gables sit higher and let you see under the roof line. Ask for a 3D render or elevation drawing before you commit.

Can my Newport patio go right to the canal wall?

Not under the standard rules. Council's outbuildings sheet sets a 4.5 m setback from the canal to the outermost projection. Anything closer needs a Council application, which isn't guaranteed.
