A flyover patio lifts the new roof above your existing gutter line instead of attaching under it. Steel brackets fix to the house roof framing and raise the patio roof, leaving an open gap between the two roofs. It's a very Queensland design, and the term "flyover" is one you'll mainly hear from SEQ builders.

Flyover: roof sits above the existing gutter, giving height and airflow on low-set homes.

Why choose a flyover?

  • Height. On a low-set home with a low eave, a standard attached patio can feel cramped and dark. A flyover gives you ceiling height and keeps the room bright.
  • Airflow. Hot air escapes through the gap between the house roof and the patio roof rather than being trapped against the house.
  • Drainage. Your existing gutter keeps working, and the patio has its own gutter.
  • Views. Higher beams mean less visual obstruction from inside the house.

Brackets, engineering and your roof

Flyover brackets transfer wind loads (including uplift) into the house roof structure, so the connection must be engineered for your site's wind classification and the condition of your roof framing. A good builder inspects the roof structure, tiles or sheeting before pricing. Typical prices are in the flyover patio cost guide. Expect the certifier's documentation to include the engineer's connection detail.

Flyovers can be built with single-skin Colorbond or insulated panels. Insulated flyovers are at the premium end of the market — see flyover patio cost.

Is a flyover right for my home?

Flyovers suit single-storey homes with a tiled or metal hip roof and a low gutter. They are less common on two-storey homes (where the patio usually attaches to the wall under the upper floor) and may be constrained by the overall height limits in the planning scheme or by estate covenants. Your builder and certifier will confirm.

Frequently asked questions

How much does a flyover patio cost?

One Brisbane cost guide puts flyover/high-set patios at about $300–$650 per m² installed, and a large 50 m² insulated flyover at roughly $18,000–$38,000. These are indicative ranges; your site, roof and finishes set the real price.

Do flyover patios leak where they meet the house?

Because a flyover sits above the existing gutter rather than being tied into it, there is no shared gutter junction. Roof penetrations for brackets still need to be flashed and sealed correctly by the installer.
