Arana Hills was the Pine Rivers Shire's first residential estate, started in 1956 as Camden Park on cheap, unsewered blocks and renamed in 1962. Ferny Hills followed with subdivisions from 1960 and was gazetted in 1972; Everton Hills' first estates went up south of South Pine Road in 1965, with the northern estate about ten years later. Sewering was finished in 1974. Bunya, to the north-west, is different again: a semi-rural valley between Samford and Bunyaville State Forest Parks, subdivided into rural-residential lots from the 1980s.
1960s–70s homes and hillside lots
Expect mostly 1960s–70s homes; Ferny Hills was 95% separate houses at the 2021 Census and Arana Hills 87%. Original flat patio roofs are reaching the end of their life, so re-roofing with insulated panels or rebuilding as a flyover are the common briefs. On a block that falls away, a patio over a deck needs taller posts and engineered footings. Everton Hills still has acreage subdivisions in the west, and Bunya's rural-residential lots suit freestanding gables and carports.
Do I need approval for a patio in Ferny Hills?
Three things come up in these suburbs. Slope: Council maps land steeper than 15% as a landslide hazard area, where earthworks over 50 m³ and cut, fill or retaining over 600 mm trigger a development application, so piers usually beat benching. Creeks: lots along Cabbage Tree Creek, Kedron Brook and, in Bunya, Bergin and Wongan Creeks and the South Pine River can carry flood mapping and riparian setbacks of 20–50 m. Bushland: lots next to Samford Conservation Park (western Ferny Hills) or the State Forest Parks around Bunya may be in the Bushfire hazard overlay. My Property Look Up shows all three for your address.

Storms and bushland edges
Severe storms in 2008 caused widespread house damage in Arana Hills, a reminder that patio tie-downs and engineering for the site's wind classification matter here as much as anywhere. On bushland-edge lots in the bushfire overlay, construction may need to meet AS 3959; your certifier confirms this.
Bunya: semi-rural lots
Bunya lies in a valley between Samford State Forest Park to the west and Bunyaville State Forest Park to the east, with the South Pine River as its northern boundary and the Bunya Crossing ford. Residents raised fire hazards as a concern as early as 2000, and Bunyaville Conservation Park's spotted gum forest is right next door, so check the bushfire overlay before you design. In 2021 Bunya was 99% separate houses and 96% owner-occupied; lots here are typically acreage, where Rural residential setbacks (6 m to the road, 1.5–2 m to side and rear) apply.
What does a patio cost in Ferny Hills?
Age and slope drive patio prices in Ferny Hills, Arana Hills and Everton Hills. Re-roofing a sound frame is the cheaper route; replacing an undersized or unapproved original patio means a full rebuild. A patio well above the ground needs taller posts, pier footings and often a deck, which can cost as much as the roof.
Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →
Ferny Hills patio questions
Can I re-roof a 1960s Ferny Hills patio with insulated panels?
Only if the frame, posts and footings are sound and rated for the heavier panel. Many original patios were built to older standards or never approved, in which case a rebuild is simpler and is the only thing a certifier will sign off.
Is Ferny Hills in Moreton Bay or Brisbane?
Ferny Hills, Arana Hills, Everton Hills and Bunya are all in the City of Moreton Bay. Neighbouring Ferny Grove and Upper Kedron are in Brisbane City Council, which has different planning rules.
My block slopes away from the house. What does that mean for a patio?
Usually a patio on piers with taller engineered posts, sometimes over a deck. If the slope is over 15% and in Council's landslide hazard area, keep earthworks under 50 m³ and cut, fill or retaining under 600 mm to avoid a development application.
