Caboolture covers everything from established town-centre streets to Waraba, formerly Caboolture West, which the State declared a Priority Development Area in August 2024. Council and EDQ describe Waraba as a long-term growth area for tens of thousands of future homes. That spread means very different patio jobs: replacing a tired old flat roof on an established home, or roofing a new-build alfresco.
What patio suits a Caboolture home?
Older homes often already have a patio frame or slab, so re-roofing with insulated panels (rather than a full rebuild) can be cost-effective where the existing structure is sound. Your builder will check the frame and connections first. New homes in Caboolture South and Waraba are usually blank alfresco slabs. For acreage west of town, see Bellmere & Upper Caboolture.
Do I need approval for a patio in Caboolture?
Parts of Caboolture sit near the Caboolture River and local creeks, so check whether your lot has a flood hazard overlay or overland-flow path before you design. Council's Flood Check report and My Property Look Up show this. In the Waraba PDA, EDQ's development instruments apply instead of parts of the Council planning scheme, and your certifier will confirm which rules govern your lot.

What does a patio cost in Caboolture?
Caboolture spans both ends of the market. A re-roof of a sound older frame costs well under a new build, while a Waraba new-build patio is priced like any first patio: size, roof style and slab. In the PDA, check whether any EDQ requirement applies before you order.
Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →
Caboolture patio questions
Should I re-roof or rebuild an old Caboolture patio?
Re-roof if the posts, beams and footings are sound and rated for insulated panels, which are heavier than single-skin sheeting. Rebuild if the frame is undersized, rusted at the base or was never approved, because a certifier won't sign off a new roof on it.
Who approves patios in Caboolture?
A private building certifier issues the building development permit and lodges it with the City of Moreton Bay. Council only gets involved directly if a siting variation, build-over-easement request or planning approval is needed.
