Burpengary East is one of the fastest-growing areas in the region: its ABS area grew 6.0% in 2024–25. In July 2025 the State declared the North Harbour Priority Development Area here, with Economic Development Queensland and the State announcing about 3,700 homes. That's on top of the existing North Harbour community and Stockland's Halcyon Serrata over-50s community on Twists Road. Most enquiries here come from new-home owners with a bare alfresco slab.
New estates and small lots
North Harbour's recent stages include lots of roughly 270–445 m² (The Avenues), and similar compact lots are common across the newer estates. On a small lot, the patio usually runs across the full width of the back of the house. A low-profile insulated skillion that extends the builder's alfresco is the most common brief. In land-lease and over-50s communities the operator usually has its own approval process for any addition, so check that before you get quotes.
Do I need approval for a patio in Burpengary East?
Lots under 450 m² are sited under QDC MP1.1 (small lots), not MP1.2, so side clearances and site cover are tighter. New estates nearly always have developer covenants and some have building envelopes. Within the North Harbour PDA, development is assessed under EDQ's PDA instruments rather than the Council planning scheme, so your certifier will check which rules apply to your lot.

What does a patio cost in Burpengary East?
On small lots the patio is narrow and the job is simple, which keeps totals at the lower end of published ranges. Matching the builder's alfresco roof line and colour, and any operator approval in an over-50s community, are the things that add time rather than much cost.
Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →
Burpengary East patio questions
Does the North Harbour PDA change how my patio is approved?
Possibly. Inside a Priority Development Area, EDQ's development instruments replace parts of the Council planning scheme. A patio still needs a building permit from a private certifier, and the certifier checks the planning settings that apply to your lot.
I'm in an over-50s land-lease community — can I add a patio?
Usually only with the operator's written approval and to their design standards, as well as a building permit. Ask the community manager for their alterations policy before getting quotes.
