Bellmere is suburban in the east and rural to the west, stretching about 9 km out towards Wamuran. Housing has been going up since the mid-1990s, and the next wave is big: CFMG's Ambury (about 1,000 lots, launch planned for later in 2026) and the 720-lot Bells Pocket (construction from mid-2026, first settlements expected early 2027) have been announced within the Waraba PDA. Upper Caboolture, to the north across the river, was settled before the Caboolture township was surveyed in 1869; its suburban strip between the river and the eastern end of Caboolture River Road dates from the early 1990s, and further west it's acreage, 97% separate houses at the 2021 Census.
1990s streets, new estates and acreage
The 1990s–2010s single-storey homes in both suburbs often have a small original patio that owners want to replace or enlarge with insulated panels or a flyover. As the new Bellmere estates settle, expect compact-lot homes needing a first patio. On the acreage, the brief is bigger and freestanding: a gable entertaining area by the pool, a wrap-around verandah, or a carport long enough for a caravan or horse float.
Do I need approval for a patio in Bellmere?
Lots near the Caboolture River, Wamuran Creek and Sheep Station Creek can carry flood mapping and riparian setbacks (20–50 m from top of bank depending on waterway class), so check Flood Check. Inside the Waraba PDA, EDQ's development instruments replace parts of the Council planning scheme, and new estates add developer covenants. On acreage in Council's Rural residential zone, outbuildings are set back 6 m from the road and 1.5 m from side and rear boundaries (2 m if walls are 3–4.5 m high), with a 4.5 m height limit. Treed lots may carry bushfire mapping.

What does a patio cost in Bellmere?
Estate and 1990s homes price like any suburban patio. Acreage jobs cost more in total because they are bigger and freestanding, needing engineered footings sized for the wind classification; caravan-height carports add post height.
Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →
Bellmere patio questions
I'm buying in a new Bellmere estate — when can I add a patio?
After settlement and handover, subject to estate covenants and the builder's warranty terms. It still needs a building permit from a private certifier, which takes a few weeks.
Is Bellmere in the Waraba development area?
Bellmere is within the area Council and EDQ identify as the Waraba PDA. Check your lot on the EDQ or Council Waraba pages, or ask your certifier, because PDA rules can differ from the planning scheme.
How big can a carport or patio be on Upper Caboolture acreage?
In Council's Rural residential zone, roofed area is capped by lot size, and height is limited to 4.5 m. Bigger structures need a Council application. Your certifier checks the cap for your lot size.
