Elimbah is a rural-residential district about 7 km north of Caboolture, with its township around the 1890 railway station. Its rural-residential area sits south-east of the township, between the Bruce Highway and the railway/Beerburrum Road corridor. To the north are State Forest pine plantations, and to the west is Mt Saddleback in one of the Glass House Mountains national parks. Elimbah is the northern edge of the City of Moreton Bay. Beerburrum, just north, is in the Sunshine Coast Council area, which we don't cover.
Acreage homes
Elimbah's rural-residential lots start at roughly 3,000–4,000 m² and go up to multi-hectare holdings. That space suits large freestanding gable patios, verandahs on high-set or farmhouse-style homes, and carports for caravans, boats and machinery.
Do I need approval for a patio in Elimbah?
Land near the State Forest and other bushland is likely to fall in Council's Bushfire hazard overlay. In the rural and rural-residential zones, that means a new roofed structure shouldn't sit on a ridgeline or a slope over 15%. It must also be at least 20 m from classified vegetation, or far enough to keep the bushfire attack level (BAL) to 29 or less, whichever is greater. A certifier or bushfire consultant assesses this under AS 3959. Rural residential setbacks are 6 m to the road and 1.5–2 m to side and rear boundaries.

Inland heat, not salt
The nearest long-running BoM station, Beerburrum Forest just north of Elimbah, averages a 30.3 °C January maximum, against 29.0 °C at the old Redcliffe station on the bay. On a large west-facing entertaining area that difference adds up, so a thicker panel (100 mm or more) and western screening are worth pricing. More on inland roof choices.
What does a patio cost in Elimbah?
Elimbah jobs are large, so the per-square-metre rate and freestanding engineering drive the total. If the site falls in the bushfire overlay and construction must meet AS 3959, materials and detailing can add cost; ask the builder to price to the site's BAL.
Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →
Elimbah patio questions
Does bushfire mapping affect a patio on my Elimbah block?
If the patio area is inside Council's Bushfire hazard overlay, it must meet the separation and siting requirements (no ridgelines, slopes ≤15%, at least 20 m from classified vegetation or a BAL ≤29). Construction may also need to meet AS 3959. Your certifier will tell you which apply.
Do you cover Beerburrum or Glass House Mountains?
Not at the moment. They are in the Sunshine Coast Council area, which has a different planning scheme. Elimbah is the northern limit of our City of Moreton Bay coverage.
