- Area: Bribie Island & the Pumicestone coast
Sandstone Point sits opposite Bribie Island, where Pumicestone Passage meets Deception Bay. The high headland south of the bridge is Toorbul Point. The area grew from a few hundred people in the 1980s to over 2,000 by 2001, with retirement and lifestyle estates such as Pebble Beach (2002) and a marina on the Passage. Ningi, to the west along Bribie Island Road, has several housing estates, including Sandstone Lakes, laid out around a waterway.
What patio suits a Sandstone Point home?
Sandstone Point's population skews older (median age 51 at the 2011 Census), and about 80% of homes were owner-occupied at the 2021 Census. Much of the housing is in estates and lifestyle communities. A ceiling-finished insulated roof is popular because there's nothing to paint. In lifestyle or retirement communities, check the operator's or body corporate's approval process first.
Do I need approval for a patio in Sandstone Point?
Lots near the Passage, Ningi Creek and the low-lying foreshore can fall in the Coastal hazard overlay. In High or Medium storm-tide areas, Council requires a development application for class 10a structures. Lakefront lots in Ningi may have drainage or waterway setbacks shown on the estate plan. Further west near Beerburrum State Forest, bushfire mapping can apply.

Passage-side salt
Sandstone Point and Ningi face the sheltered Pumicestone Passage and Deception Bay, not surf, so standard COLORBOND® is rated at any distance from the water; unpainted ZINCALUME® and metallic finishes need 100 m. See the coastal materials guide.
What does a patio cost in Sandstone Point?
Lifestyle-community jobs are usually modest in size but may need to match the community's design standards, which can limit colour and profile choices. A storm-tide development application on low foreshore lots adds fees and time.
Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →
Sandstone Point patio questions
I live in a lifestyle community at Sandstone Point — can I add a patio?
Usually only with the operator's or body corporate's written approval and to their design standards. It also needs a building permit. Ask for the community's alterations policy before you get quotes.
What patio needs the least maintenance near the water?
An insulated panel roof with a factory-finished ceiling, powder-coated or COLORBOND® frame and fasteners rated for marine exposure. Rinse it with fresh water now and then, especially under the eaves where rain doesn't reach.
