Warner was potato-farming country west of Strathpine until its first estate opened in the mid-1990s on the site of an old drive-in. Warner Lakes followed in 2005 with about 1,100 planned house sites. Joyner's housing also began in the 1990s, alongside One Mile Creek and Lake Samsonvale. Cashmere, named in 1979, is mostly rural-residential acreage overlooking the lake. That gives one page three distinct briefs: estate patios, lake-edge lots and acreage structures.
What patio suits a Warner home?
Warner and Joyner homes are mostly 1990s–2010s estate builds, single and double storey, where an attached insulated skillion or flyover is the common choice. On Cashmere acreage the jobs get bigger: freestanding gable entertaining areas, wrap-around verandahs, and carports sized for caravans and boats.
Do I need approval for a patio in Warner?
If your Cashmere block is in the Rural residential zone (check My Property Look Up), Council's outbuilding rules differ from suburban lots. Road setback is 6 m; side and rear setbacks are 1.5 m for walls up to 3 m high and 2 m for walls up to 4.5 m. Maximum height is 4.5 m. Lots near One Mile Creek, the lake's foreshore reserves or bushland may also carry riparian, environmental or bushfire mapping.

What does a patio cost in Warner?

Warner patio questions
Are acreage setbacks in Cashmere different from Warner?
They can be. In Council's Rural residential zone the outbuilding setbacks are 6 m to the road and 1.5–2 m to side and rear boundaries depending on wall height, versus QDC setbacks on standard suburban lots. Confirm your zone on My Property Look Up.
What patio suits a two-storey Warner Lakes home?
Either an attached patio under the upper floor or a raised/flyover roof clear of upper windows. The connection must be engineered for wind uplift, and estate covenants may limit roof colours.
