Patios in Murrumba Downs & Griffin

Murrumba Downs and Griffin share a corner between the Bruce Highway, the North Pine River and Hays Inlet. Murrumba Downs is mostly late-1970s-onward housing, where old flat roofs get replaced; Griffin is younger, with estate homes from the late 1990s on, many two-storey and on lots under 450 m².

Murrumba Downs was cut out of Kallangur and gazetted as its own suburb in 1979. Farming carried on until the 1980s, and the opening of Undurba State School in 1978 marked the start of suburban housing. Griffin, east of Brays Road, is one of the younger suburbs in the old Pine Rivers district: housing only began there in the late 1990s, and newer estates have kept it growing. Its eastern part is wetland around Osprey House Environmental Centre at Dohles Rocks.

Older low-set homes and two-storey estates

In Murrumba Downs, expect low-set brick homes from the first subdivisions around Elm and Chestnut Drives, then 1990s–2000s cul-de-sacs. The gutter line on those older homes is often too low for a comfortable patio roof, which is where a flyover earns its place. Griffin's estates, such as Griffin Crest (described by its developer as 241 lots of roughly 375–700 m²) and the smaller Griffin Retreat, produced many two-storey homes. There the patio sits under upper-floor windows, so it either attaches to the wall below the upper floor or is raised clear of the windows.

Do I need approval for a patio in Murrumba Downs?

The North Pine River forms the southern edge of both suburbs, Freshwater Creek the northern edge, and Black Duck Creek has linear parks through Murrumba Downs. Lots near these waterways can carry flood or overland-flow mapping and riparian setbacks. In Griffin, lots near Hays Inlet may be in the Coastal hazard overlay; Council's sheet for class 10a structures says a High or Medium flood or storm-tide area needs a development application. Check Flood Check and My Property Look Up. Replacing an old patio counts as new building work, so it needs its own permit even on the old slab.

What does a patio cost in Murrumba Downs?

The two suburbs price differently. In Murrumba Downs, a re-roof on a sound existing frame can be the cheaper path, while a flyover adds brackets and taller posts. In Griffin, two-storey connections and engineering for wind uplift are the usual extras.

Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →

Murrumba Downs patio questions

Can I re-roof my old Murrumba Downs patio with insulated panels?

Often, if the existing posts, beams and footings are rated for the heavier panel and its span. A builder or engineer checks the frame first; if it is undersized, a full rebuild on the existing slab is usually simpler. Either way it needs a building permit from a private certifier.

Can a patio attach to a two-storey home in Griffin?

Yes — either to the wall below the upper floor or as a raised/flyover roof. The connection must be engineered for wind uplift, which is why most builders include engineering in the quote.

My Griffin lot is under 450 m². Does that change anything?

Yes. Lots under 450 m² are assessed under QDC MP1.1 (or the planning scheme's small-lot provisions) rather than MP1.2, so side-boundary clearances and site cover differ. Your certifier confirms which applies.
