Woodford is a rural town on the D'Aguilar Highway in the Stanley River valley, between the Conondale and D'Aguilar Ranges, about 25 km north-west of Caboolture. It's named after Henry C. Wood, who managed the Durundur run from 1867. The railway from Caboolture arrived in 1909, and the town matured in the 1920s and 30s around its butter factory. Today it's best known for the Woodford Folk Festival at Woodfordia. D'Aguilar, a smaller town just down the highway, shares the same ABS area, which grew a solid 3.8% in 2024–25.

Town blocks and rural lots

Woodford and D'Aguilar combine township blocks with rural and rural-residential properties around them. High-set and older homes suit full-length verandahs. Rural blocks call for big freestanding gable patios and carports for machinery, floats and caravans.

Do I need approval for a patio in Woodford?

Your zone makes a big difference here. In Council's Township zone (residential precinct), outbuildings are limited to 4 m high (mean 3.5 m), with 1.5 m side and 6 m rear setbacks and 50% site cover. In the Rural zone, side and rear setbacks are 4.5 m and the height limit is 8.5 m. Bushfire mapping is common on treed rural land. Council's bushfire information sheet notes that land in the Township zone is excluded from the "designated bushfire prone area" for building-code purposes, but rural lots in the overlay are not. A proposed planning scheme amendment would remove that exclusion, so check the current position. My Property Look Up shows your zone and overlays.

Stanley River valley heat

There's no BoM temperature station at Woodford, so we don't quote local figures. Inland stations in the region record hotter summer afternoons than the bay, which favours a thicker panel; see our inland roof notes.

What does a patio cost in Woodford?

Rural lots allow large structures, so machinery carports and big gables are where Woodford budgets go. If a rural lot is in the bushfire overlay and AS 3959 construction applies, materials and detailing cost more; Township-zone lots are priced like suburban jobs.

Published Brisbane-area ranges put an insulated-panel patio roof at about $350–$750 per m² installed. Cost guide · Estimate yours →

Woodford patio questions

Is my Woodford property in a bushfire-prone area?

Check My Property Look Up. If the lot is in Council's Bushfire hazard overlay and not in the Township zone, it's a designated bushfire-prone area. A new class 10a structure may then need to meet AS 3959 construction requirements, depending on how close it is to the house and vegetation. Your certifier confirms this.

How far from the boundary can a shed-style patio or carport go on a rural lot?

In Council's Rural zone (outside the Hamlet precinct) the outbuilding setbacks are 6 m to the road and 4.5 m to the side and rear boundaries. In the Township zone residential precinct they are 1.5 m side and 6 m rear.
